The Landlord Agreement

Your property.
Our risk.
Your rent, regardless.

Below is exactly what we commit to when we take on a property — set out as six clauses, the way they'd read in your agreement, with the detail behind each one.

01

Fixed monthly rent, paid directly to you

You receive one payment, on the same date every month, for the full term of the agreement. It's written into the contract as a fixed figure — not an estimate, not a share of revenue, and not something that moves with the season. You're paid as a landlord would expect to be paid: on time, in full, directly into your account.

02

No void periods, ever

A month with no guests costs us money, not you. The rent in your agreement is payable whether the property was fully booked, half-empty, or vacant the entire time. Occupancy is our problem to solve, not a risk you carry — it's the clause that turns a normally unpredictable income stream into a fixed one.

03

Professional management of guests, cleaning and maintenance

Every guest is vetted, checked in and checked out by us. Every stay ends with a professional clean before the next one begins. Routine upkeep — from lightbulbs to boiler services — and reactive maintenance when something breaks are coordinated and paid for by our team, using vetted local contractors. You're not fielding a 9pm call about a leaking tap.

04

Predictable income, reduced involvement

Once the agreement is signed, your role in the day-to-day is intentionally small. No listing to update, no guest messages to answer, no cleaner to chase. What lands in your account each month is known in advance, so it can be planned around like any other fixed outgoing or income line — a mortgage payment, a salary, a standing order.

05

Operational risk sits with us, not you

Guest disputes, damage claims, last-minute cancellations, and the day-to-day compliance of running short-term guest stays are ours to manage under the agreement. We hold the appropriate insurance and licensing for the operation we run. You remain the owner of the asset; we carry the operational exposure that comes with putting guests through the door.

06

Agreements typically run 3–5 years

The term is agreed and fixed upfront, not rolled month to month, so both sides can plan against it — you around a known income, us around the investment we make furnishing and setting up the property. Review points are built in along the way, and the exact term is always confirmed in writing before anything is signed.

Behind the rent cheque

What running the property actually looks like, day to day.

The fixed rent is what you see. Underneath it is the operation that makes it possible — the same operation we can also run for owners who'd rather stay closer to performance under a revenue-share arrangement.

✓

Marketed across corporate and short-stay channels

Listed across corporate housing platforms and short-stay booking channels at once, so the property isn't reliant on a single source of guests.

✓

Dynamic pricing to maximise revenue

Nightly rates are adjusted continuously against demand, seasonality and local events, rather than left static on a listing page.

✓

Complete guest communication, screening and support

Every guest is screened before their booking is confirmed, then supported from enquiry to check-out — all handled directly by our team.

✓

Professional housekeeping and ongoing maintenance

A professional clean between every stay, plus scheduled upkeep and reactive repairs, to keep the property in good condition for the length of the term.

✓

Higher earning potential via revenue share

As an alternative to fixed rent, owners can opt into a transparent revenue-share model, with an agreed, published split and full visibility into what the property earned.

✓

Fully hands-off management

From the first guest enquiry to the final check-out, every operational step is run by us — nothing day-to-day lands on your desk.

How it starts

From first call to first payment.

1

We view the property

A short visit or video walkthrough to confirm the property suits guest use and to price the rent we can offer.

2

We agree terms

Fixed rent, term length and start date are set out in a written agreement — no verbal promises, no ambiguity.

3

We furnish and list

We fit out the property to a serviced-accommodation standard and handle photography, listing and compliance checks.

4

You get paid, monthly

From the agreed start date, rent lands on the same date every month for the length of the term.
